Extend the useful life of existing surfaces

A large proportion of FM refurbishment is triggered not because something has failed structurally, but because it looks dated, the colour no longer fits the building, it has become worn, a tenant has changed, brand standards have changed, or a refurbishment cycle has begun.

If a door, cubicle, counter or cladding panel remains structurally serviceable, its appearance alone does not necessarily justify replacement. Where the substrate remains suitable, architectural film can retain the existing asset while changing the finish — another intervention route before full replacement becomes necessary.

That is an asset-life decision, not a vague green claim. Existing assets are retained, there is less strip-out, fewer replacement materials, and potentially less waste and a shorter intervention. Quantified savings belong to specific projects, not to architectural film as a universal percentage.

Flagship FM project

Refurbishment built around the operating calendar

ACC Liverpool needed ten toilet blocks refreshed without the disruption of a conventional strip-out. Lustalux retained the existing cubicle structures and resurfaced them with approximately 1,500 metres of architectural film in phased sections around the venue's event programme. Each area was refurbished in approximately 1–2 days within a four-week programme.

For that specification, the project records a 75% cost saving compared with cubicle replacement. Those figures belong to ACC Liverpool — they are not a universal saving for architectural film.

Refresh suitable façade finishes without immediate replacement

For suitable external substrates, architectural façade film can potentially renew cladding panels, shopfront elements, external architectural panels and columns. The exact system depends on the surface, existing coating, adhesion, exposure, junctions, condition and access.

The Grand Junction Retail Park project demonstrates a façade refresh using an exterior-rated film system while the retail estate remained operational. Cost comparisons from that specification are project-specific.

Resolve recurring heat and glare complaints at the glazing

“This office gets unbearably hot every afternoon.” “Staff can't see their monitors when the sun reaches this elevation.” Those are classic FM complaints. Solar-control film can reduce solar gain through existing glazing and may reduce cooling demand where the building and HVAC operation allow. Detailed estimates should use project-specific modelling.

IWFM's Climate Adaptation for Workplace and Facilities Management guidance (March 2026) asks workplace professionals to understand climate impacts on buildings and operations. Solar-control retrofit is one possible intervention where solar gain, glare, occupant comfort or cooling load have been identified as asset issues — not a climate-policy page.

Adapt glazing and surfaces when occupiers change

Commercial FM and property teams regularly deal with tenant exits, new tenants, rebrands, changed room layouts, new privacy requirements, old graphics, and door or reception finishes tied to previous branding.

Do not assume every product removes without substrate impact. The product, substrate and condition need to be assessed.

Audit, replace and standardise manifestation

Manifestation can become damaged, removed, inconsistent, outdated after a fit-out, or missing on altered glazing. Forty meeting rooms with inconsistent manifestation is an estate problem, not a one-off graphic.

Workplace legislation and Building Regulations include requirements relating to transparent glazing in relevant situations. HSE's current workplace guidance includes transparent and translucent doors, gates, walls and windows, while Approved Document K addresses manifestation of glazing in England. Lustalux specifies manifestation designed around the applicable glazing-visibility requirements. The final design, dimensions, location and applicable jurisdiction matter — a film graphic is not automatically compliant because it is called manifestation.

Safety film does not make glass indestructible. Depending on the existing glazing and specification, an appropriate tested film or system may improve fragment retention, impact performance and safety following breakage. Use the relevant standards and test documentation for each project.

Glazing safety

Millennium Point — existing-building glazing assessment

Millennium Point is a landmark commercial building in Birmingham with large areas of toughened glazing. Spontaneous breakage associated with nickel sulphide inclusions had become a building-management problem, with panes shattering and placing people below at risk.

Lustalux surveyed the existing façade and installed an external weatherable safety film with a structural silicone edge-attachment system across almost 4,000 square metres, including work behind brise-soleil louvres, while the building remained in operation. The project demonstrates existing-building assessment, large-area commercial glazing and a safety-film retrofit — not a universal safety-film performance claim.

Specialist, not routine

Specialist glazing protection where the risk profile requires it

Security film, forced-entry resistance, blast mitigation and edge-retention systems belong where a security assessment, client specification, risk assessment or consultant design requires them. This is a specialist service, not a default facilities-management upgrade.

A specialist glazing system that became a lifecycle responsibility

The original Stanlow enquiry came through a major facilities-management company. The project involved approximately 3,000 m² of specialist blast-mitigation and combination solar film with a bespoke catch-bar system. Years later, the FM provider asked Lustalux to review the system after its original service period.

It demonstrates an FM-company relationship, a high-risk specification, a large-area glazing programme and a renewal cycle — not a routine office upgrade, and not the flagship FM project. ACC Liverpool remains the primary facilities-management case study.

Multi-tenant buildings need a stable common-area language while occupiers change around it. Building directories, lift-lobby signs, manifestation and reception surfaces should remain consistent even when a tenant plaque is replaced.

Refresh lift interiors as part of planned maintenance

Where suitable, architectural film can refresh lift doors, internal wall panels, lobby panels and selected car interiors. Benefits can include a new appearance, retaining existing substrates, a shorter intervention than replacement in suitable cases, and a repeatable finish across multiple floors or sites.

Check fire and performance requirements, the lift manufacturer's requirements, substrate, edges, cleaning, and weight or material restrictions before specification. Do not treat all lift wrapping as automatically compliant.

Protect or replace finishes in high-wear areas

Scratched glass, graffiti, vandalised signage, damaged graphics and high-touch surface wear are routine FM problems. Where appropriate we can specify sacrificial anti-graffiti films, protective films, replacement graphics or architectural-film renewal. Blackpool Tower SkyWalk is supporting technical proof of planned protective-film replacement around a high-value glazed asset, not the flagship FM project.

The internal wayfinding project demonstrates an audit, a clearer sign hierarchy and phased installation around live operation. Without measured before-and-after data, we describe the outcome as clearer and more consistent wayfinding rather than a quantified improvement.

Can Lustalux work directly for facilities-management companies?

Yes, subject to the agreed contracting arrangement. Lustalux can operate as the specialist film, signage and surface contractor within a wider FM contract, providing surveys, installation and handover to the client's site requirements.

Can you support multiple buildings?

Yes. Repeatable specifications, comparable site surveys and centrally coordinated programmes are a core part of how we work with estate and FM teams. Installation is delivered nationwide, including commercial sites across London.

Can you inspect existing window film and advise whether it needs replacing?

Yes. We can inspect condition, discuss film age and history where known, check glazing suitability and advise whether removal and replacement is the right next step.

Can architectural film extend the life of existing doors and furniture?

Potentially. If the substrate remains structurally suitable, it can be resurfaced rather than replaced solely because of its finish. Assessment is required before specification. See architectural film.

Can you refurbish lift interiors?

Potentially, depending on the lift, substrate, system and applicable fire, manufacturer and material requirements. Assessment is required before specification.

Can solar-control film help solve building overheating?

Suitable film can reduce solar gain through existing glazing. Whether this reduces building cooling energy or cost depends on the individual building, HVAC operation, glazed area, orientation and occupancy. Project-specific modelling is needed for quantified estimates. See commercial solar control.

Can you carry out manifestation remedials?

Yes. We can audit existing glazing, replace damaged or outdated graphics and design treatments around the applicable glazing-visibility requirements. A film graphic is not automatically compliant simply because it is called manifestation. See glass manifestation.

Does safety film make glass unbreakable?

No. Depending on the existing glazing and specification, an appropriate tested film or system may improve fragment retention and safety following breakage. It does not make glass indestructible. See security and safety window film.

Can work be completed outside business hours?

Often, depending on site access and scope. We can often work evenings, weekends or in phases where site access and project scope allow, helping minimise disruption. We do not promise that every project can be completed without closure.

Are window films and architectural films maintenance-free?

No. Professional products are generally low-maintenance, but they have cleaning guidance, inspection needs, expected design lives, warranty periods and replacement cycles. Low-maintenance does not mean maintenance-free.

Can you provide RAMS and installation documentation?

Yes. We provide site-specific risk assessments and method statements for projects we undertake, together with completion photographs and handover information where required.

Can you work on high-security sites?

Potentially. Tell us about any site-specific vetting, DBS or security requirements at enquiry stage so we can confirm suitable personnel. We do not claim that every member of staff holds every security clearance.
