Main contractors and fit-out teams need a specialist who can read drawings, survey accurately, flag issues before manufacture, work to the architect's specification, submit technical information, produce samples, provide RAMS, attend inductions, coordinate with other trades and hand over without becoming the package everybody is chasing immediately before practical completion.

Lustalux has more than 30 years of commercial experience, dating to 1991, and long-standing main-contractor and fit-out relationships supported by the project archive. We work within the project's site-management and CDM arrangements applicable to our subcontract scope. We do not make the project CDM compliant — the principal contractor remains responsible for managing and coordinating the construction phase where the project involves multiple contractors.

Send the information early and we can resolve more before site

The earlier we see the drawings and finish schedule, the more opportunity there is to flag substrate, access, glazing compatibility or programme issues before manufacture and installation. That is design and specification support within our agreed scope — not an appointment as designer for every surrounding package.

Drawings let us understand the design intent and scope. Where manufacture or installation depends on final built dimensions, a site survey or verified contractor dimensions may still be required. We do not manufacture every bespoke item directly from tender drawings without checking construction tolerances.

Alternative specifications when the original detail is difficult, expensive or disruptive

Value engineering is not automatically a cheaper product. It can mean lower cost, a shorter programme, easier installation, reduced strip-out, better availability, less weight or an easier change — depending on the application and subject to client or designer approval.

Manifestation designed into the glazing package

Main contractors, glazing contractors, partition contractors, architects and fit-out teams typically need manifestation that responds to glass elevations, partition drawings, corporate branding, frosted bands, printed graphics and room privacy — not a last-minute decoration package. For England, Approved Document K requires relevant transparent glazing to incorporate features that make it apparent where people are likely to come into contact with it. Scottish projects sit under Scottish Building Standards rather than Approved Document K. The useful checklist question is whether there is an approved manifestation design or applicable glazing-visibility specification — not whether a product is “DDA certified”.

Agree the manifestation installation window with the glazing and fit-out programme. Late installation risks dirty glass, curing silicone, other trades in the area, glass being replaced, graphics being damaged before handover, or access equipment being removed too early.

Trade support for glazing and partition packages

Glazing and partition companies often supply clear glass, with Lustalux providing the finishing treatment afterwards. Useful information includes glass specification, pane dimensions, drawings, coatings, location, internal or external face, required finish and programme. Not every film is compatible with every glazing unit or coating — we review glazing information before specification where performance or compatibility matters.

Specialist glazing protection where the project specification requires it

Safety-film systems can be specified where an existing-glazing assessment identifies a required impact or fragment-retention performance. Whether an applied-film system achieves a required classification depends on the existing glass, film, installation, test evidence and application. Attaching a particular thickness of generic film does not automatically make any glass installation BS EN 12600 compliant.

Security and blast-mitigation systems require separate specialist specification around the glass, framing, attachment and defined threat or performance requirement. BS EN 12600 is not a blast-mitigation standard. We do not describe systems as bomb-proof, blast-proof or guaranteed protection. See security and safety film. From sign schedule to installed system

Fit-out signage can include main reception signs, exterior identity, wayfinding, room and door signs, directories, statutory or safety signs within Lustalux scope, illuminated signs, feature branding and tenant signage. Lustalux does not automatically take responsibility for every surrounding element. Supporting substrate, steelwork, primary power supply, final electrical connection, builder's work, access, making good, planning consent and structural engineering are defined according to the actual package.

Work backwards from handover

A specialist finish cannot be installed until the substrate or glazing is ready, but leaving the whole package until the final week creates unnecessary risk. Identify information and approval dates early, then programme final installation at the correct point in the sequence.

Site readiness is a shared responsibility. Confirming the following before the agreed window reduces rework, snagging and programme pressure.

Most subcontract problems happen at interfaces. Agree who provides what before the programme reaches installation.

RAMS that relate to the actual installation

Site and project-specific RAMS can be provided where required for commercial installations. Documentation is produced around the actual installation method and site conditions — not offered as an empty “RAMS available” badge.

High-level installation planned before the team arrives

External signs, atrium glazing, façades, roof lights, high-level manifestation and large wall graphics all need access surveyed first. The Harris Museum roof atria are useful technical proof of high-level external film. We do not advertise that we can install at any height.

Fit-out and refurbishment in live environments

Construction is not always an empty shell. Offices, retail, healthcare, education, leisure and public buildings may need evenings, nights, weekends, phasing, area-by-area working or handover in sections. Technical information before approval

We provide the manufacturer's current documentation relevant to the specified product. We do not promise every type of document for every material. Approve the finish before full production where samples are appropriate.

Tendering a project?

Request a structured quotation from drawings, specification, scope, programme, site location, tender-return date and access assumptions. The quotation should identify what is included, excluded, assumed, optional and offered as an alternative.

Site competence you can verify

CHAS, SafeContractor and Constructionline are organisational supply-chain accreditation schemes. CSCS is an individual skills-card scheme. IPAF is powered-access training. PASMA is mobile-access-tower training. They are not interchangeable certifications. Current insurance certificates are available on request.

Specialist finishes within sensitive existing buildings

Harris Museum, Preston Bus Station, Preston Covered Market and Printworks demonstrate modern film, manifestation and signage specified to work within the requirements of the wider conservation or heritage project. The architect, conservation officer and project approvals remain important. We do not describe work as heritage compliant as a generic badge.

Retain suitable existing elements where replacement isn't necessary

Architectural film can offer a fit-out option where a substrate is structurally suitable, in acceptable condition and technically compatible, but its finish no longer meets the design brief. That can potentially mean less strip-out, fewer replacement components, less site activity and a shorter intervention. We do not use generic eco or green-fit-out claims, and we only use quantified project claims where evidence exists.

One subcontract partner across glass, signs, graphics and surfaces

Not every project contains all four categories. Where more than one is required, coordinating them through one specialist finishing contractor reduces the number of packages on the programme.
